Now, about our local real estate market. Everyone wants to know what’s happening. Under the $300k range we’re seeing a big seller’s market. Homes that are priced right are getting multiple offers and selling very quickly. When you hit the $400k range inventory tightens up quite a bit and you’re looking at much more of a seller’s market.
So, as a seller, how long can you expect to wait until your home is sold? Well, it all depends on what price range you’re in and how well your home is priced and marketed. The longer your home sits on the market, the less money you will net for it.
We’re seeing multiple offers in competitive environments with good school districts. It’s very important that you move quickly, put an offer in, and put your best foot forward. Don’t worry about overpaying because homes are appreciating like crazy right now. I paid $3,000 over the list price on my home fifteen years ago, and that was just a drop in the bucket.
